Project Description: | Dutch Bros - Hamilton Road - CPD
The Applicant proposes to rezone a 1.83-acre site at 5470 North Hamilton Road, on the east side of North Hamilton Road between Preserve Boulevard and Thompson Road, from R, Rural to CPD, Commercial Planned Development. The site was recently annexed into the City of Columbus from Plain Township by Ordinance 2230-2026 and is developed with a 1,899 square foot building most recently in commercial use, along with an associated parking area and a telecommunications tower that will remain under its existing lease. The proposal replaces the existing building with a single-story Dutch Bros Coffee of approximately 986 square feet, with a drive-through lane, a bypass lane, a walk-up window, and 18 parking spaces. Vehicular access will be provided through the adjoining commercial property to the north rather than a new curb cut on North Hamilton Road, subject to approval by the Department of Public Service. The request is consistent with the Columbus Growth Strategy, which recommends Mixed Use 2 for the site and for the properties on both sides of this stretch of the corridor. |
